The Melodia is a 77-home multifamily community at the corner of 4th Street and Corona Avenue in Ontario. It was the first project the City of Ontario processed under California's State Density Bonus Law, and Integrity Property Group has been part of it from the first zoning question to construction today.

 

IPG's role

• Zoning and feasibility analysis of the site

• Entitlement application and State Density Bonus request, with the affordability findings the City needed

• Working with City planning staff on a process the City had not run before

• Building and grading permit processing through plan check to issuance

• Affordable housing regulatory agreement coordination with the City

• Owner's representation through construction, working with Texton Construction

• Stormwater (SWPPP) compliance oversight
