Owner's representation through construction

 

The architect works on the design. The general contractor works on the build. The owner's representative works for you. IPG steps in as the owner's rep so that schedule, budget and quality are watched by someone whose only client is the owner.

 

What an owner's rep does

• Bid leveling and contractor selection, comparing bids apples to apples

• Contract review and negotiation with the general contractor

• Weekly site meetings and progress reporting

• Review of pay applications and lien releases before money goes out

• Change order review, so every change is justified and priced fairly

• Coordination of the city inspector, the utilities and the design team

• Stormwater and SWPPP compliance oversight

• Investor and lender reporting

• Punch list, certificate of occupancy and closeout

 

Why hire one

Most owners do not build every day. A general contractor does, and so does IPG. Having an experienced owner's rep at the table keeps the project honest, catches problems while they are still small, and frees the owner to run their business.
