The Inland Empire is where a lot of Southern California's new housing and logistics are being built, and IPG has been part of it. Our flagship project in the region is The Melodia, a 77-home community at 4th Street and Corona Avenue in Ontario, the first State Density Bonus project the City of Ontario ever processed.
Working with the city

Ontario's Development Code and its planning staff are thorough and by the book. Complete applications and clear findings move quickly; incomplete ones do not.

Density bonus, affordable housing regulatory agreements and off-site improvement agreements all run through different city departments. We coordinate them.

San Bernardino and Riverside county cities each have their own codes, but the state laws (density bonus, SB 79, CEQA infill exemptions) apply everywhere.

Construction-phase compliance, including SWPPP annual reporting, is part of what we manage as owner's rep.
IPG in the area
The Melodia: entitlements, State Density Bonus approval, building and grading permits, and now owner's representation through construction with Texton Construction. IPG also manages the project's stormwater compliance.
