ADU and SB 9 permits
California has made it easier than ever to add housing to a single-family lot. Accessory dwelling units (ADUs), junior ADUs, and SB 9 urban lot splits and two-unit projects let homeowners and small investors add value without a rezone. The rules are generous, but the process still has to be done right.
What IPG handles
-
Feasibility: what your lot qualifies for under state law and the local ordinance
-
Coordination of the designer, surveyor and engineer
-
Planning clearance and building permit processing
-
SB 9 lot split applications and tentative parcel maps
-
Utility connections, fees and impact fee exemptions for smaller units
-
Responding to city corrections and keeping the file moving
The rules keep changing
State ADU law changes almost every year, and it keeps moving in the owner's favor. Local rules that conflict with state law do not hold up. If a city told you no a few years ago, it may be worth asking again.
