Land use consultants in the Santa Clarita Valley

Integrity Property Group's office is at 25129 The Old Road in Stevenson Ranch, minutes from Santa Clarita City Hall. We work with property owners, business owners, developers, architects and brokers throughout the Santa Clarita Valley, including Valencia, Newhall, Canyon Country, Saugus, Stevenson Ranch and Castaic.

The City of Santa Clarita handles planning, building and engineering in-house, while Stevenson Ranch, Castaic and Val Verde go through Los Angeles County. Knowing which one you are in changes everything.

How IPG helps

  • Conditional use permits, minor use permits and development review under the Unified Development Code and specific plans such as Old Town Newhall.

  • Restaurants, drive-throughs, fitness and alcohol uses that need a hearing, and the neighbors and business owners who sometimes oppose them.

  • City and County plan check, run side by side when a project touches both.

  • Owner's representation from entitlement through construction.

IPG in the area

  • A Minor Use Permit for a youth volleyball training facility, approved at hearing and upheld on appeal.

  • A 15-acre agrihood with homes built around a working organic farm on the historic Burbank Creamery dairy site in Placerita Canyon.

  • A national restaurant brand's new drive-through on The Old Road in unincorporated LA County next to Valencia, with nine County reviews running at once.

  • A restaurant and bar in Old Town Newhall, a fitness studio permit in Valencia, and self storage and mixed-use projects around the valley.

If you own or are looking at property anywhere in the Santa Clarita Valley, we can usually tell you within a day what the path looks like.

Common questions

Is my property in the City of Santa Clarita or LA County?

Valencia, Newhall, Saugus and Canyon Country are in the City. Stevenson Ranch, Castaic and Val Verde are unincorporated LA County. That decides which codes, fees and reviewers apply, so it's the first thing we check.

Does a restaurant, gym or bar in Santa Clarita need a hearing?

Often, yes. Many of these uses need a Minor Use Permit or Conditional Use Permit, depending on the zone and any specific plan. We can tell you which one applies before you sign a lease.

Where we work: all of California, with most of our projects in Los Angeles, Orange, Riverside, San Bernardino, Ventura and Fresno counties.
